What the owner loves about this house...'I love that my home is so bright and airy with such a well designed layout and good proportions to all the rooms, and that its in such a welcoming, quiet road. The south-facing garden is a wonderful private space and the open outlook from the back provides beautiful views of the hills. It doesn't feel like being on an estate.'

Set on a side road on the edge of the popular Edmund Park development, this lovely home is ideal for either first time buyers, a young family or someone looking to downsize but who still wants plenty of space. With no onward chain you could even be celebrating the New Year in a new home.

The front door leads into a small lobby area and from there into a spacious and light lounge with windows to the front.  At over 15 feet long there is more than enough room for that big corner sofa you've had your eye on so you can create the perfect space for relaxation after a busy day or when the children have gone to bed. A generous kitchen/diner with gas hob, double oven and space for a tumble dryer as well as a washing machine, gives you great family and entertaining space. Doors out into the garden mean muddy boots or paws are no problem. There is also an understairs cupboard for the bits and pieces you want to keep out of the way and a downstairs cloakroom.

The garden is very pretty with a great sized patio and, as it faces south and backs onto other gardens, there will be enough sun for even the most seasoned sun worshipper.

Upstairs is a fantastic main bedroom which is over 18 feet long with an area where you can put a desk if you are working from home. The ensuite is a bigger than you would expect with a double shower. Bedroom 2 is another good sized double with windows overlooking the garden and lovely views towards the hills in the distance. Bedroom 3 is a large single or smaller double but could equally be a home office if necessary. There is a contemporary family bathroom with an additional shower over the bath so no more arguments about who gets the bathroom first and if you have guests coming to stay they can have their own space.

To the front of the house you have side by side parking for two cars and an EV charging point could easily be installed as it already has an electricity supply by the garage.

The owner tells me that neighbours have knocked a door through into the garage from the lounge so, if you don't actually need a garage, it could make additional living space subject to the usual consents.

This really is a fantastic home just waiting for a new owner and is ready to move into with no onward chain. It has all the energy saving benefits of a new home such as double glazing and top spec insulation so you can save up to £3000 in energy costs compared to a similar sized older home and the EPC rating of B means it qualifies for a Green Mortgage too.  First time buyers will pay no stamp duty and the remaining 6 years of the NHBC warranty give you peace of mind. Edmund Park is a popular development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population and in the Spring you can join the Toad Patrol, helping the baby toads and froglets safely across the road to the other side.

A lovely walk along the river Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. It is also right by the station so I should probably mention that too. Check out the interactive 'Key Facts for Buyers' (Virtual Tour 2) for everything you want to know about the local area.

Frome is a popular Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with the music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.

Photographs, measurements, floorplans are also for guidance only and are not necessarily to scale or indicative of size or items included in the sale. There is an estate charge of £186 per annum which is payable by each household. We recommend you make your own enquiries via your legal representative over any matters that concern you prior to agreeing to purchase.
