In today’s market its more important than ever to make sure you house looks its best so here are some great tips to help you sell your home for the best possible price as quickly as possible
Make sure your lawn and borders at the front of your house are neat – grass cut and borders weeded. Potential buyers will often do a drive-by prior to viewing so every day should be considered a viewing day
Clean your front door. Its the first thing a buyer will see close up. Does it need a lick of paint or a wash over? As a feng shui practitioner my front door is always spotless. Its known as the ‘Mouth of Chi’ where all the good energy comes into your house. Good energy doesn’t like dirt! Then check your windows. Are they clean? If not get a window cleaner in
Go through your house with a critical eye. Does it need any sprucing up? Could any of the rooms do with a quick paint? What about that cracked tile in the bathroom you’ve been meaning to fix. Do the carpets need cleaning? Now is the time to do it
Go through your house as if you are seeing it for the first time. Do the rooms looks cluttered? Have you got lots of personal items on show? Buyers want to be able to see themselves living in the house. If necessary, put some things into storage. Its will be a very good investment
EMPLOY A GOOD AGENT!! I’ve put that in capitals because its so important. In the current market agents need to work harder to find you a buyer. If all they are offering is the traditional photos, floorplan and run of the mill description then prepare yourself for a long wait to find a buyer. And if they mention the word ‘radiator’ in the description, move on. If your house has central heating then of course it has a radiator. You don’t need to advertise it! Your agent should be offering you video tours, preferably agent-led not just a collage of the property photos. These show potential buyers how the house flows so they know before a viewing if it will work for them. And social media. Yes, the dreaded social media. With almost 50% of 30 and 40 year olds having bought a house they first saw on social media if your agent isn’t planning to advertise your house on Facebook and Instagram they are missing a big opportunity
Make sure your agent accompanies every viewing. You pay for their expertise and knowledge of the requirements of their buyers so they should never be asking you to do their viewings
